Extending the Life of an Icon: 22 Years of Sustainable Maintenance at Bank of China Tower

Sustainability Starts with Asset Longevity

Sustainability is often associated with new technologies and modern building solutions. However, one of the most effective ways to reduce environmental impact is to extend the life of existing assets. The Bank of China Tower in Hong Kong demonstrates how proactive maintenance, refurbishment, and system optimization can preserve both equipment and building performance for decades.

Preserving a Landmark Through Reliable Access

Standing 367 metres tall, the Bank of China Tower is renowned for its distinctive triangular geometry and sloping façades. These architectural features present unique maintenance challenges that require specialized access solutions. To support safe and effective façade care, CoxGomyl developed an integrated system of permanent and temporary building maintenance units (BMUs) and access equipment, providing coverage across 17 active drop zones while preserving the building’s appearance.

Extending Equipment and Façade Life

The sustainability value of the project lies in its long-term performance. Since façade cleaning began in 1995, ongoing maintenance has helped keep the access systems operating safely and reliably. For more than 22 years, maintenance programs have included preventive servicing, refurbishment, deep cleaning, emergency support, and system optimization.

These activities help extend equipment service life, reduce premature replacement, and protect the value of existing infrastructure. In 1999, a preservative treatment was introduced during façade cleaning to help reduce oxidation and extend the life of the tower’s aluminum panels.

A Practical Sustainability Lesson

The Bank of China Tower highlights an important sustainability principle: preserving and optimizing existing assets can deliver significant long-term environmental and economic benefits. Through consistent maintenance and lifecycle management, the façade access system continues to support one of Hong Kong’s most iconic buildings, proving that building longevity is an essential part of sustainable building management.
