Facade Access Solutions for Complex Commercial Architecture at 21 Moorfields London

21 Moorfields in London stands as a landmark commercial development, defined by its bold exoskeleton and integrated public terraces. The building’s design introduces a high level of architectural complexity, where structural elements are fully exposed and form a key part of its identity. This created a need for a facade access solution that could operate efficiently across varied elevations without disrupting the visual intent of the structure.

The client required a system that would deliver safe and reliable maintenance while remaining discreet in highly visible areas. Equipment had to function seamlessly within shared spaces and adapt to the building’s unique geometry. The solution needed to support long-term performance, ensure full coverage, and align with both operational demands and architectural expectations.

Precision Engineered Facade Access Systems for Complex Building Design

Facade Access Solutions, through its CoxGomyl systems, delivered a multi-layered strategy tailored to the building’s geometry. The installation included advanced Building Maintenance Units with lift tables on inclined tracks, along with trackless BMUs that move discreetly across the facade. An internal gantry system with monorails supported abseiling, glass replacement, and powered cradle operations.

All systems were designed and installed in line with strict safety and performance requirements, including BS EN 1808:2015 and BS 6037-1:2017. The project also adhered to LOLER and PUWER regulations, ensuring that all equipment met essential lifting and workplace safety standards throughout operation.

Coordinated Installation in High Traffic Urban Environments

The site presented logistical challenges due to its proximity to Moorgate Station and surrounding buildings. Multiple entry points and high pedestrian activity required careful coordination. The project team worked closely with stakeholders through regular planning sessions, ensuring that installation progressed safely and without disruption.

Large glass panels also required specialized handling. To address this, a higher-capacity replacement system was developed and validated in collaboration with TÜV. This ensured compliance and performance before deployment.

Optimizing Long Term Facade Maintenance Efficiency and Asset Performance

By combining standardized and custom engineered systems, the solution provides a strong foundation for efficient facade maintenance over the building’s lifecycle. The integration of multiple access methods allows maintenance teams to respond quickly to different operational needs, reducing downtime and improving overall productivity.

This flexibility ensures that all areas of the facade can be accessed safely and consistently, even as requirements evolve over time. In addition, the use of carefully selected systems helps simplify servicing and inspection routines, supporting lower long-term operational costs.

The project also benefits from a structured maintenance approach backed by Facade Access Solutions, ensuring continued performance and reliability. This forward-thinking strategy not only protects the building’s architectural value but also reinforces safety, efficiency, and long-term asset management for the client.
