Aviva Investors required a complete building maintenance system aligned with REEF’s access strategy report. Facade Access Solutions provided a tailored solution, combining advanced access systems with efficient operational strategies to ensure long-term safety and performance.

Advanced Access Technology for Versatile Building Operations

Facade Access Solutions installed a CoxGomyl 5000 series BMU alongside an SEP Monorail for soffit abseiling and an MSA Man Safe system for green roof access. This integrated approach enables safe, efficient access for window cleaning, rooftop maintenance, and glass replacement operations. By optimising equipment placement and functionality, these systems significantly reduce operational downtime and long-term maintenance costs.

Overcoming Complex Urban and Structural Challenges

Installing a BMU above active railway lines and within a constrained city site required innovative engineering solutions. Secondary GRUs were incorporated post-tender, operational interlocking controls addressed structural limitations, and upward retrieval procedures were designed without a local power source. Two permanently mounted pulleys facilitated efficient hoisting of glass replacement materials. Careful scheduling, including weekend cranage and night engineering hours, ensured minimal disruption to surrounding infrastructure and ongoing construction activities, highlighting Facade Access Solutions’ expertise in urban high-rise installations.

Smart Solutions for Structural Intricacies

The building integrates deep trusses, 173 new piles reaching 43 metres, and isolation bearings to bridge London Underground and Elizabeth Line infrastructure, including a six-storey Crossrail ventilation shaft. Control panels were strategically relocated, and simulations ensured full operational compliance. This project demonstrates Facade Access Solutions’ capability to adapt building maintenance systems for highly complex, urban high-rise developments.
